Executive Summary

We have reviewed the status of maintenance performed by Standard Life Assurance Company over   its owned building, Standard Life House ( SLH ), determined the extent of the maintenance being performed, the effectiveness of the maintenance, and its impact it has on the building. In addition, we have reviewed whether SLH has a reliable mechanism in placefor determining its maintenance backlog.

We have determined that SLH does have preventive maintenance schedules but the schedules are not complete. It could not reasonably or accurately determine the extent of its deferred maintenance backlog and no methodology in place to allow it to do so. We believed that by putting the correct and suitable asset maintenance management strategy in place for the next ten years would be effective and beneficial to the organization.

We are proposing and recommending the asset maintenance management strategy as follows;

• to peform a comprehensive review and determine the dollar amount of its deferred maintenance backlog
