RE: RIVER VIEW PLAZA FITNESS CENTER

This memo represents additional information that supports the proposal to bring a Fitness Center to River View Plaza. As discussed, the fitness center is being requested in order to offer a value-added service and provide an option that will address overall health concerns to the tenants and visitors of River View Plaza.

The River View Plaza is home to businesses that provide much needed services to the neighborhood community and businesses alike. However, the Plaza is currently under-utilized, and I believe that bringing a fitness center to the building would be a great opportunity to provide a beneficial service and create additional revenue for the Plaza. According to Ira Bloom, president of the Kushner Companies and developer of office properties, "If there is a choice between two comparable properties and one has a fitness center, the tenant is more likely to opt for the one that has the extra amenity” 1 During the fact-finding process, we learned that the nearest fitness center that would support this area is over 5 miles away from River View Plaza. As a result, it is very advantageous to cease the opportunity to bring in a service that would be convenient for the current tenants, but would offer options for the surrounding businesses, as well.

All of the businesses that reside in the Plaza rely on the intellectual capital of its employees to provide services that require that they work under rigorous and stressful deadlines. Understanding how stress can affect your health, we are motivated in finding ways to manage it while also providing an overall health benefit.
